All you need to know about the new law before renting a house in Ibiza

The new law extends from 3 to 5 years the period of renewal of the contract

Finding a decent place to live in Ibiza is hard. But it doesn’t mean it’s impossible, and it doesn’t mean that things are changing, little by little.

The rental contracts that are signed since yesterday will be processed under the new regulation, according to the publication in the Official Gazette of the State (BOE). The law that the government approved last Friday increases the minimum term in which the tenant may remain in the rental property from 3 to 5 years, and limits to two months the maximum of bail to pay in cash before signing the contract.

It also extends the term of tacit renewal from 1 to 3 years, which means that the time limit of the contract will be naturally extended unless the landlord or the tenant would manifest the opposite to each other with anticipation. The costs of the real estate management and formalisation of the contract will be paid by the lessor, when this is a legal person (a company or a society), except those expenses that could be demanded by the tenant.

Unfortunately, the law does not include measures to limit rental prices despite being one of the government’s commitments in its budget pact with the political party Podemos. However, let’s hope this is the first step towards a better situation regarding the house rentals in Ibiza, and Spain.
